The Challenge

Ashcroft Living were bringing a £1M+ penthouse suite to market in Hythe and knew a standard estate-agent walkthrough wouldn't do it justice. At this price point buyers aren't comparing square footage - they're buying a feeling. The brief was clear: create a piece of content that matched the property's positioning, communicated the quality of the finish, and made a prospective buyer picture their life inside the space before they ever booked a viewing.

The difficulty is that penthouses are deceptively hard to film well. Flat, even daylight makes premium interiors look like a rental brochure, and wide phone-style footage flattens the sense of scale and light that makes a space feel expensive. The job was to translate an in-person 'wow' into something a screen could carry.

Our Approach

We treated the suite as a film set rather than a property to be documented. The full production day was built around light - shaping and controlling it room by room so every frame felt intentional, warm and considered, the way the space actually feels at its best rather than how it happens to photograph at midday.

From there we styled the story. Small, deliberate detail moments - a dressing-table vignette, foreground layering, considered composition - were used to slow the eye down and signal craft. The edit was sequenced as a narrative: an establishing reveal that sets the tone, then a move through the living spaces, building toward the private areas of the suite.

Everything was graded in 4K for a clean, editorial finish and cut into both a hero film and vertical social edits, so a single shoot worked across the listing, the developer's own channels, and paid social.
